  • A prominent yard sign or window sign will be placed.

Leasing:

  • Thorough screening of prospective tenants including credit, rental history & employment.
  • We use industry standard and attorney reviewed California Association of Realtors (CAR) lease agreements.
  • We negotiate and execute all leases and renewals.
  • We provide numerous owner and tenant disclosures.
  • In case an eviction is necessary we will coordinate the representation of the owner in court.

*In our efforts to secure qualified tenants, we require all applicants to submit a fully completed rental application and pay for the processing of a credit report.  Upon reviewing the rental application and credit report, we consult with the property owner regarding the applicant’s qualifications and offer our professional advice on determining a tenant.  The final decision is ultimately made by the property owner. 

Accounting:

  • Timely collection of rents.
  • Monthly deposits by the 10th of each month can be paid electronically or by paper check.
  • Computer generated monthly statements that show all income and expenses.
  • Prior notification of major improvement cost.
  • Computer generated year end summary statement for tax preparation.
  • Updates on local laws affecting your property.

*San Diego Premier Property Management requires landlord/owners to maintain a balance of $250/condo and $500/house for emergency repairs. These funds are held in a non interest bearing trust account under the landlord/owners name and social security number in accordance with Federal Law.  These funds are fully refundable if not utilized and are not considered start up cost or fees charged by San Diego Premier Property Management.  Typically, monthly expenses are subtracted from monthly rent income and reflected on the monthly income/expense statement.  For Example:

Maintenance:

  • Regular supervision of property repairs and maintenance.
  • In house maintenance at competitive rates.
  • All vendors contracted are licensed, bonded & insured.
  • Competitive bidding on major improvements with approval before work begins
  • Frequent property visits and inspections to assess condition and monitor tenant compliance with lease agreements.

*Before a tenant occupancy we inspect the property to verify move-in condition.  A “Move-In” checklist is completed to document the condition of the property prior to the new tenant’s occupancy.  In some situations digital pictures will be taken and stored for future verification of the visual inspection.  The same process will occur upon “Move-out”, the results will dictate the amount of security deposit retained for cleaning or damage caused under tenancy.  During the rental period we will also perform periodic drive-by inspections to check for apparent abnormalities.  A written notification will be sent to the tenant if a violation or visual concern is noticed.  If necessary an interior inspection will be performed.

Not Covered Under Property Management Services:

  • HOMEOWNER & PROPERTY INSURANCE
  • HOA (Homeowner Association Fees)The HOA fees are the responsibility of the property owner and are not included in the property management fees.  If requested, San Diego Premier Property Management can facilitate the payment of the HOA dues by deducting the fees from the rental proceeds received monthly.
  • COST OF REPAIRS & MAINTENANCE-The cost of repairs and maintenance is a direct responsibility of the owner/landlord and or tenant if deemed responsible.  San Diego Premier Property Management will coordinate the repairs but does not profit from vendor services and is in no way responsible or liable for cost associated with repairs and maintenance fees owed.

  • DELINQUENT RENT COLLECTION SERVICES- In the event that rent collection is delinquent and the tenant shows no signs of cooperation, a credit collection company and or attorney will be hired to pursue the payment of rental proceeds and start the eviction process.  Cost and fees are not included in the management agreement.
